The first challenge was the building itself. Incorporating a coworking space and offices into a 19th-century fortification, while preserving the historical heritage, was not an easy task.

The vaulted structure imposed load limitations, difficulties in laying engineering networks, and planning constraints. To maintain the historical integrity, the brickwork vaults were kept almost in their original form, with artistic lighting highlighting their authenticity. The design includes separate offices, open spaces, private niches, meeting areas, training rooms, and a children's room. Comfort was prioritized through optimal microclimate, lighting, acoustics, and ergonomics. Modern environmental trends were embraced, using sustainable materials and waste sorting systems.

The HUB Osvitoria is located in a building of the Kyiv Fortress, which had been used as a workshop for a military plant. All engineering networks had to be modernized. The loft style, combined with authentic brickwork and vaults, necessitated the use of energy-efficient and quiet equipment. Coworking spaces are equipped with modern video and audio solutions to support events and training programs, with high-speed wireless internet available for conferences. Accessibility features ensure that people with disabilities and parents with strollers can comfortably visit the HUB.
